How Often Should You Have Your Roof Serviced in Dublin?

Most Dublin homeowners never think about their roof until something goes wrong. But like a car, a roof benefits enormously from routine checks — and a small annual spend on maintenance can add decades to its lifespan.

What a Roof Service Involves

A professional roof inspection and service typically covers:

  • Checking all slates and tiles for cracks, slippage, or missing fixings
  • Clearing gutters and downpipes of leaves and debris
  • Re-pointing mortar on ridge tiles and hip tiles where needed
  • Checking lead flashings around chimneys, skylights, and dormer windows
  • Inspecting the roof space (if accessible) for signs of damp or timber damage

How Often?

For most Dublin homes, once every two to three years is sufficient for a routine inspection. However, we recommend an inspection after any significant storm — particularly if you've had winds over 80km/h — and once your roof reaches 20 years of age.

Older properties with natural slate roofs should be inspected more frequently, as slate fixings (the nails) can corrode over time, causing slates to slip without obvious external signs.

The Cost of Neglect

A blocked gutter that goes uncleared can cause water to back up under the eaves, leading to rot in the fascia boards and eventually water ingress into the roof space. A repair that would have cost €150 to prevent can easily become a €2,000 remediation job.
